Downtown Revitalization Open House

On December 2, 2011, the DDC held an Open House to show conceptual drawings for possible downtown revitalization activities. Have a look at the following slides. Site A includes the block bounded by King Street, Whyte Avenue, Queen Street and Earl Avenue.

Site B includes the area on both sides of Earl Avenue from Princess to King Streets and to the river.

Two concept plans, or options, were developed for Site A, while one was developed for Site B. Floor plans were produced together with three-dimensional drawings to depict the scale of each concept. It should be noted that the concept plans which are presented at the Open House are just that - "concepts”. They have been developed as a means of encouraging dialogue with and between residents of Dryden about the future of the downtown and what could be done to revitalize it.

Site A: Option 1 (Existing Buildings)

This concept calls for retaining and reusing the Legion Building on Queen Street and the old post office (or BDO building) on King. The site would be developed as follows:

Area A, situated west of the new plaza, would involve new construction and have 6,400 s.f. of retail (or four shops at 1,600 s.f. each) on the main floor with 8,000 s.f. of office space on the second level. Level three to six would accommodate a mix of seniors/executive housing (total of 40 units).

Area B (the existing BDO building), which consists of 6,000 s.f. on two floors, could remain as office or be developed for a restaurant.

Area C (the existing Legion), which consists of 14,000 s.f. on two floors, would be renovated to accommodate the Legion on the second floor, while an addition would be made to the main floor to enable the development of a new 10,000 s.f. library.

Area D, just north of the BDO building and off the new two-story atrium space, would accommodate a 620 s.f. entry lobby (to access the 40 units of housing which would be built on floors 3 to 6).

In addition to the removal of the four structures along King Street proposed in the previous option (option 1), this alternative option for Site A calls for the demolition of both the old post office (or BDO building) as well as the Legion Building on Queen Street. This option calls for entirely new construction to be developed as follows:

Area A, west of the new plaza, would have the main floor developed as retail (8,000 s.f) and the second floor developed with 8,000 s.f. of office space. The third and fourth floors would consist of executive housing with the third floor having an amenity area with access to a green roof that could provide garden space for residents.

Area B (the existing Legion site), would be new construction and consist of seniors housing (total of 21 units) on 3 floors. To the west of this housing would be an amenity garden space for the residents of the complex.

Area C, east of the new plaza, would see the main and second floors developed to accommodate a new civic library (total of 10,000 s.f. or 5,000 s.f. per floor). The third floor would have executive housing units with an indoor amenity area and green roof. The west facing wall of this area would be built at an angle and provide for a larger new exterior plaza space.

All three areas would be accessed through a new lobby area that would front onto the new exterior plaza.

The concept for this site would be to develop two stand-alone buildings, both new construction and neither of which would include a new library. The program envisaged is as follows:

Area A, on Earl Avenue and backing onto the river, would be entirely devoted to senior's and executive housing. A main floor entry lobby accessing Earl Avenue would be located on the east side. Housing units would be developed on the upper floors (total of 10 units per story - from the second to fifth floors). 44 parking spaces would be allocated to the main and lower floors.

Area B, located at the corner of Earl and King, a new building would have the main floor developed with 7,300 s.f. of retail and with 16 covered parking stalls to the south. The second floor would incorporate 12,050 s.f. of office space.
